Yeah, dripping from above. Collecting sediment from masonry wall. May be the sun, but edge of lintel looks white.
Did a pest control technician come and spray the property? That kind of residue pattern is similar to the spray tanks used in that field.
Im pretty sure it's the lime in the mortar washing away and or stone dust from rain or from a pressure wash etc. Could be from the day the stone was installed. If windows weren't protected from wet mortar the metal finish would be stripped by the chemicals in the mortar. I'd see if all windows were doing this that had stone above the window. If mortar was on the sill they also could have cleaned it to abrasively stripping the finish. Lots to think about. Like others said deposits from hard water irrigation.

Looks to me like the same thing on your glass shower doors ie., limescale, hard water deposits or in an outdoor environment the same thing plus salt or air pollution with the sun baking it all in. (Not to mention residue from the white masonry from the bricks above.) Who do y'all think is correct here? A nurse or the home inspector? 😂
It's hard water from the irrigation
Its from the sprinkler system bro come one man. Rookie!
We had this issue. First, we adjusted our sprinkler system to lessen the chance of routine spraying against the house. Our water is highly mineralized in our area, and the wind still blows the sprinkler water against the house, causing the mineral deposits on the windows and window frames. We cleaned everything with CLR, then rinsed the windows thoroughly. This was followed by coating the window glass with the same product folks use to minimize rain droplets on their car windshield. We also used a good quality car wax on the window frames. Yep, looks good, and it certainly was passed by the house inspector when we sold the house a year later.
If it's efflorescence from the masonry above then there is a roof leak that is a big deal.
This is why getting more than one opinion is a necessity. It looks to me like hard water deposits, lime scale stains mixed with air pollutants baked in by the sun.
There should be sealer applied to that masonry. That black finish is going to look terrible in a year after the grout starts leaching.
Home inspectors are the Demi gods of constructions they have a few hour course online and think they know it all

We just added a permanent island to our new home and although the wiring existed for an outlet, we use the island for a kitchen table as we have downsized. Now I find out that a permanent island has to have an outlet. Just my luck lol.

So I am North Carolina and have finished most of my classes except for The Fiberglass Shingle roof and tile roof classes. All the other courses have been good. We have never seen a tile or clay roof in North or South Carolina. And the asphalt single portion is crazy! I am inspecting a roof! I don’t need to know all this other unimportant bs. I am trying to complete this course to continue to get my license. I will be inspecting a house not doing archeology on it. For god sakes!

@@BenGromicko yeah, I've been watching home improvement videos, but I'm at the stage where I no longer understand how stick-frame houses can remain upright at all. It seems that all that's holding up such houses is the weight of the house and a few screws to the foundation, and this scheme doesn't exactly inspire confidence

so many houses built, before they even heard of the term building codes. And the survivors leave the ones whom know some of these rules, scratching our heads. I've seen a 100 year old kitchen, sitting on 2x4, layed on their sides. bounces like a trampoline when you walk across it. And the walls have no wall cavities, it's just layers and layers of wood.

Deck boards presumably contribute significantly to mimising joist rotation. Is this element factored into deck framing when determining joist spans, blocking requirements, joists thickness etc?

Good video - thx. I only found one video of completing the 4-Point Inspection report. The form has changed. Is it true the date of the HV-AC equip can be different than the install (last updated) line of the report? I have a unit manuf. 2019 but installed in 2022 per the receipt.
